Could my property have asbestos?

If your property was built before November 1999 it may well have asbestos containing materials. Chrysotile asbestos was used up to this date in all sorts of building products including toilet seats and Artex. Some of the more dangerous types of asbestos such as Brown or Blue were pased out in 1984.

Please note you cannot identify asbestos by its colour.

 

 

Following the introduction of the new Asbestos regulations in 2006 there now exists a greater emphasis on awareness training for contractors and employees who may come into contact with asbestos during their work duties.The Health & Safety Executive warn that every week 8 electricians die from asbestosis developed from drilling holes into ACMs asbestos containing materials.   See HSE web page on asbestos

 

Asbestos Awareness training

All employees should be given asbestos awareness training to assist in the risk and hazard assessments required prior to undertaking works which may expose the worker to asbestos.

 

This training  should  provide the employee with :

  • Understanding of the health risks
  • Understanding the management regulations
  • Recognising materials potentially containing asbestos
  • Limitations of asbestos management systems and surveys
  • PPE personal protective equipment
  • Risk reduction techniques
  • Emergency procedures

 

 

Unlicensed Asbestos work

The new asbestos licensing regulations has removed some works and asbestos removal operations from the licensing requirements.

This means that you do not necessarily have to hold an asbestos licence to undertake some very lucrative works. However there is a legal requirement to follow ACOP or approved codes of practice  in respect of the work process and the clearance requirements are similar to that of licensed works.

 

Unfortunately many contractors and builders have have mistaken the changes of law as an opportunity to make money by ignoring the compliance issues and simply focus on their new ability to some forms of asbestos without a licence.

  • Artex decorative plaster
  • Floor tiles
  • Bath panels
  • Wall panels
  • Many other areas which should be assessed prior to removal

What can I do if I suspect I have asbestos or exposure?

Look for a local UKAS accredited laboratory who will visit you to undertake either air or substance sampling and will no doubt provide you with explanation and route to safety.

If you are a flood victim your contractor should undertake an asbestos survey prior to undertaking any demolition or destructive works in your property. If they haven't they simply are not qualified to do the job and may expose you and your family to health hazards.
